For security reasons, the exact address will be sent to the lessee upon receipt of the deposit.

To confirm the booking in question, a deposit of 30% must be paid by the lessee, within 4 days of sending this contract, into the bank account designated by the lessor.

A detailed inventory of fixtures will be provided to the lessee on the day the keys are handed over. It must be signed and returned to the lessor within 24 hours of the handover.

The present lease is made under the ordinary and legal conditions applicable to such matters and in particular those set out below, which the lessee undertakes to perform, under penalty of all damages and even termination of the present lease, if the agent sees fit, and without being able to claim a reduction in the rent. 

a) Arrival times are normally on Saturday afternoons from 4pm. Departure times are normally Saturday mornings from 8 to 9 am. 

b) It is agreed that in the event of the tenant's withdrawal  

  • more than 24 hours after receipt of the signed rental contract, the deposit is non-refundable.

c) If the lessee fails to report a delay of more than four days in relation to the scheduled arrival date, the lessor may, with good reason, attempt to re-let the property while retaining the full rent.

d) Obligation to occupy the premises personally, to live in them "as a good father of the family" and to maintain them. All installations are in working order, and any complaint concerning them arising more than 24 hours after taking possession of the premises will not be accepted. Repairs made necessary by negligence or poor maintenance during the rental period will be charged to the lessee. Obligation to ensure that the peace and quiet of the neighborhood is not disturbed by the tenant or his family. 

e) The premises are rented furnished with kitchen equipment, crockery, glassware, blankets and pillows, as shown in the attached description. 

Where applicable, the owner or his representative will be entitled to claim from the lessee on departure, the full value of the replacement cost of objects, furniture or equipment broken, cracked, chipped or damaged and those whose wear would exceed normal for the duration of the rental, the price of cleaning blankets, mattresses returned dirty, compensation for damage of any kind to curtains, wallpaper, ceilings, carpets, carpeting, windows, bedding, etc. ... ... 

f) The lessee undertakes to insure against rental risks (fire, water damage). Failure to take out insurance, in the event of a claim, will give rise to damages. 

The lessor undertakes to insure the dwelling against rental risks on behalf of the lessee, who is obliged to notify the lessor within 24 hours of any damage to the dwelling, its outbuildings or accessories. 

g) The security deposit must be paid in cash or into the bank account designated by the lessor no later than the day the keys are handed over. It will be returned after verification, on the day of the tenant's departure, except in the case of a holdback. 

h) The lessee may not object to the inspection of the premises when requested by the owner or his representative.
